The Fraser Valley is tracking the same direction—softer prices, quieter sales, and a market that hasn't recovered the momentum many sellers anticipated heading into summer. With the Bank of Canada's overnight rate at 2.25% and five-year fixed mortgages hovering around 5.09%, borrowing costs continue to shape buyer behaviour across the Lower Mainland.

Where Prices Stand Across Property Types

Year-over-year declines are consistent across the board. Detached homes are down roughly 6%, townhomes about 8%, and condos also off by 8% in the Greater Vancouver area. Sales activity tells a similar story: detached transactions slipped 3.2% year over year, townhomes and duplexes dropped 1.1%, but condos saw the steepest falloff at 18% fewer sales. The condo segment—especially in Vancouver, Burnaby, and New Westminster—has been notably quiet through the summer months, with investors and first-time buyers both hesitant under current carrying-cost conditions.

The sales-to-active-listings ratio sits around 13%, firmly in balanced territory but lacking the upward pressure that would signal a seller's market. Inventory has declined slightly from earlier 2026 peaks, but not enough to tilt leverage decisively back to sellers.

Neighbourhood Signals: Burnaby, Coquitlam, Port Coquitlam, New Westminster

While Metro Vancouver composite data captures the regional trend, individual markets are experiencing it differently:

  • Burnaby: High-rise condo inventory remains elevated, particularly in areas like Metrotown and Brentwood. Buyers have options and are taking their time.
  • Coquitlam and Port Coquitlam: Townhomes and detached properties in these Tri-Cities markets are seeing selective interest, with well-priced listings moving but overpriced inventory sitting longer.
  • New Westminster: The condo-heavy market here mirrors Burnaby's softness. Investors calculating cash flow against current mortgage rates are finding margins thin.
  • Vancouver: Core neighbourhoods remain the priciest in the region, but even here, year-over-year benchmarks are down roughly 7% with month-over-month softness of about 1%.

For context, I'm based in White Rock but work extensively across these Metro Vancouver and Fraser Valley markets, and the pattern is consistent: pricing discipline matters.

What Buyers and Sellers Should Know

Buyers have more negotiating room than they've had in years, especially in the condo and townhome segments. Mortgage rates in the mid-to-high 3% range (for the best insured fixed products) are accessible, but qualifying stress-test rates and down-payment requirements still screen out marginal purchasers. Move-up buyers eyeing detached homes in Coquitlam or Burnaby can afford to be selective.

Sellers need to be realistic. Homes that are overpriced for current conditions sit. The market rewards properties that are well-presented, accurately priced, and marketed with precision. Listing at last year's comps won't work in a market down 6-8% year over year.

Investors face a high-carry environment. With prime at 4.45% and variable mortgages in the mid-3% range, cash flow on rental properties—particularly condos in Metro Vancouver—is challenging unless you're buying significantly below peak pricing or banking on longer-term appreciation.

The Metro Vancouver and Fraser Valley housing markets are balanced but soft, with prices continuing to drift lower and sales activity muted by borrowing costs. This isn't a crash, but it's not a recovery either. Buyers have leverage. Sellers need discipline. Investors need to sharpen their pencils.
