South Surrey's detached and townhome markets have shifted decisively into buyers' territory this fall. With benchmark detached pricing at $1,649,200—down 7.5% year over year—and 616 active listings against just 48 sales in August 2026, the balance of power has flipped from the frenzy of recent years. For families eyeing master-planned communities like Morgan Creek, Grandview Heights, and Ocean Park, this softening represents a rare window to negotiate and choose without competing offers.

Price Corrections Across Property Types

The data tells a clear story: South Surrey home values are adjusting after years of rapid appreciation. Detached homes are down 7.5% year over year, townhomes have dropped 11.1% to a $820,300 benchmark, and even condos—the healthiest segment—are off 6.2% to $550,800. With total inventory sitting at 1,217 homes across White Rock and South Surrey in mid-September, sellers are facing longer days on market and more price reductions. The August sales-to-active-listings ratio for townhomes was just 11.8%, and condos fared only slightly better at 16.2%.

This correction is most pronounced in the family-oriented detached and townhome segments that South Surrey is known for. Buyers who were priced out in 2024 and early 2025 now have leverage—and inventory to choose from.

Grandview Heights Remains the Family Hotspot

Despite the broader slowdown, Grandview Heights continues to dominate South Surrey's family-housing conversation. Over the past 12 months, the neighbourhood recorded 249 townhome sales, with 130 currently for sale and a median 25 days on market—faster than most South Surrey pockets. The townhome benchmark sits at $820,000, down 10.6% year over year, but absorption remains relatively healthy at 6.3 months of supply.

New construction is fueling this activity. Morgan Path, a 21-home presale townhome project at 2655 158 Street, launched this summer with 3- and 4-bedroom layouts starting at $999,888 and an estimated Winter 2026 completion. For families prioritizing school catchments and walkable amenities, Grandview Heights offers the best combination of new inventory, established retail, and community infrastructure in South Surrey.

Looking ahead, Surrey council endorsed the Grandview Heights Area 5 planning report in July 2026, kicking off the Neighbourhood Concept Plan process. This signals more residential growth—and potential school-catchment pressure—over the next 3-5 years.

Morgan Creek, Ocean Park, Crescent Beach

While Grandview Heights has the most granular data, the broader South Surrey detached market—including Morgan Creek, Ocean Park, Crescent Beach, and Sunnyside—is experiencing the same year-over-year price softening and elevated inventory. Move-up buyers targeting Morgan Creek's golf-course estates or Ocean Park's tree-lined family streets now have negotiating room, especially on homes that have been listed for 30+ days. Sellers in these neighbourhoods are increasingly open to price reductions and closing-date flexibility.

Crescent Beach and Sunnyside, with their lifestyle appeal and proximity to White Rock's waterfront, remain desirable but are not immune to the current buyers' market dynamics. Expect longer selling timelines and more opportunities for subject-free offers to stand out.

Buyers: This is your market. Inventory is high, price reductions are common, and you have time to be selective. Focus on neighbourhoods with strong school catchments and new infrastructure—Grandview Heights leads here. Don't rush; multiple viewings and conditional offers are back in play.

Sellers: Price aggressively from day one. Homes that sit for 30+ days are facing 5-10% reductions. Highlight family features—updated kitchens, proximity to parks and schools, flex spaces—and consider pre-inspections to build buyer confidence.

Investors: Condos at $550,800 are absorbing faster than detached or townhomes, but yields remain compressed. Long-term plays in Grandview Heights near Area 5 planning could benefit from future densification, but expect a 3-5 year hold minimum.
