Detached homes remain down roughly $150,000 year-over-year, while townhomes just posted their first month-over-month benchmark increase in nearly a year—a $2,900 gain that signals family buyers are prioritizing space over prestige. Across the South Surrey and White Rock corridor, the overall sales-to-active ratio in June sat at just 11%, with detached homes registering the weakest segment at 8%. Benchmark pricing for detached homes in the corridor is now $1,728,000, down 6.3% from earlier in the year and roughly $150,000 below mid-2025 peaks. Townhomes have corrected to a $861,000 benchmark (down 8.1%), while condos sit at $565,300, off 5.5%.
But July data shows something important: Surrey-wide benchmarks posted their first month-over-month increase in 11 months, led by townhomes. That doesn't mean prices are surging—it means the freefall has stopped. For buyers, it's a window. For sellers, it's a reality check.

South Surrey isn't one market—it's a collection of distinct family communities, and buyer behaviour varies sharply by neighbourhood.
Morgan Creek & Ocean Park: The Quality Premium
Morgan Creek and Ocean Park continue to attract what the market calls "flight to quality" buyers—families willing to pay up for established streets, larger lots, top-tier school catchments, and proximity to amenities. These neighbourhoods aren't immune to price softness, but well-priced family homes here are still drawing multiple showings and competitive offers, especially when they're move-in ready and under $2 million.
Grandview Heights: New Construction & Master-Planned Appeal
Grandview Heights remains South Surrey's most active growth corridor, anchored by master-planned developments, new schools, parks, and modern infrastructure. The strongest demand here is in family-oriented townhomes and newer detached product priced for move-up buyers. If you're looking for a brand-new home with walkable amenities and strong school access, Grandview Heights offers the best selection in years.
Crescent Beach & Sunnyside: Lifestyle-Driven Buyers
Crescent Beach and Sunnyside attract a different buyer profile—those prioritizing lifestyle, walkability, and community character over square footage. Inventory here is tighter than in other South Surrey pockets, and turnover tends to be slower. If you're selling in these neighbourhoods, pricing accurately from day one is critical; if you're buying, expect to compete for the best listings.

For buyers: You have leverage. Days on market are stretching, price reductions are common, and sellers are more willing to negotiate on price, closing dates, and conditions. For investors: Townhomes in Grandview Heights and family-zoned detached homes in established South Surrey neighbourhoods offer the best risk-adjusted upside. The correction has created entry points, and the first signs of price stabilization suggest we're closer to the bottom than the top.
