Condos and apartments are the softest segment: $559,500, down 8.9% year over year and 1% month over month, with 40 sales recorded.

By April, Zealty's data showed a median home price of $849,900—down 22.5% month over month but up 12.6% year over year—with homes averaging 34 days on market and 108 sales over 90 days. Translation: the White Rock real estate market is soft-to-balanced, with pockets of resilience tied directly to location and lifestyle.

Where the Demand Lives: Neighbourhood Breakdown

West Beach and Marine Drive remain the most resilient pockets. Waterfront and ocean-view properties here benefit from scarcity, walkability to the pier and promenade, and the enduring appeal of beachfront retirement living.
