The broader South Surrey/White Rock market saw 71 detached homes, 50 townhomes, and 55 condos change hands in June 2026—down from both the prior month and the prior year. White Rock proper recorded just 2 house sales in the first half of 2026, with HonestDoor pegging the median house estimate at $1,934,172, down 0.83% from the previous period. Condos saw only 3 sales in the same timeframe, with values down 2.78%.
This isn't panic selling—it's a recalibration. Buyers are more cautious, taking their time, and negotiating harder. Sellers who price competitively are still moving product, but overpriced listings are sitting.
Where the Opportunities Are: Neighbourhood by Neighbourhood
White Rock's appeal—ocean views, walkability, beach access, and a retirement-friendly lifestyle—hasn't changed. But the neighbourhood you choose will dictate your experience and your price point.
West Beach & Marine Drive
This is the premium tier. Waterfront homes on Semiahmoo Avenue, Royal Avenue, and Blackburn Avenue are still listing in the multi-million-dollar range—recent examples include a $6.9M property on Semiahmoo and a $5.9M home on Royal. If you want pier access, beachfront living, and promenade walkability, this is your zone. Expect pricing to hold better here than inland, but even waterfront homes are seeing longer days-on-market.
East Beach
Quieter, more residential, and still ocean-adjacent. East Beach offers views and coastal living without the premium of direct waterfront. Pricing is sensitive to lot size and exact proximity to the water, so there's negotiating room for buyers willing to do their homework.
Hillside
If you want views without waterfront pricing, Hillside delivers. You're still within White Rock's compact, walkable layout, but you'll trade beach access for elevation and relative value. This is where the softness in detached pricing creates the most opportunity for buyers.
Town Centre
The practical choice. Walkability, services, coffee shops, and lower-maintenance condo living. With the condo benchmark at $560,800, this is the most accessible entry point into the White Rock lifestyle. Town Centre condos are the best-selling segment right now—well-priced units near the core are moving faster than anything else in the market.

For buyers: You have leverage. Take your time, negotiate on price and terms, and don't settle for properties that don't check all your boxes.
