Best Schools in White Rock and South Surrey: A Parent's Guide

Schools are the number one reason families move to White Rock and South Surrey. I hear it every week: "We want to be in the Semiahmoo catchment" or "How close can we get to Southridge?" If you're a parent looking to buy in this area, the school landscape matters -- and it's not as simple as just looking at Fraser Institute rankings. Let me walk you through the options I recommend to families, based on what I see and hear from parents in the community.

Public Secondary Schools

Semiahmoo Secondary -- This is the school everyone asks about. Located on 16th Avenue in South Surrey, Semiahmoo consistently ranks among the top public high schools in the province. It has a strong International Baccalaureate (IB) programme, excellent arts facilities, and a competitive athletics programme. The catchment area covers much of White Rock and the southern part of South Surrey. Homes in this catchment typically sell for a premium -- expect to pay 5% to 10% more compared to similar homes outside the catchment boundary.

Earl Marriott Secondary -- Located on 24th Avenue near 156th Street, Earl Marriott is another excellent choice. It has a strong reputation for its performing arts programme and offers a range of Advanced Placement (AP) courses. The school draws students from the Grandview Heights and Morgan Creek areas. Parents I work with often choose between Semiahmoo and Earl Marriott based on which programme -- IB or AP -- suits their child better.

Elgin Park Secondary -- On 20th Avenue in South Surrey, Elgin Park has undergone significant improvements over the past few years. It has a newer facility, good sports fields, and a growing reputation. It's an excellent option for families priced out of the Semiahmoo or Earl Marriott catchment areas, and honestly, the quality difference is much smaller than people think.

Public Elementary Schools Worth Knowing About

Ray Shepherd Elementary -- Located in the heart of White Rock, Ray Shepherd feeds into Semiahmoo Secondary. It's a small, community-oriented school with dedicated teachers and strong parent involvement. Homes within walking distance are in high demand.

Chantrell Creek Elementary -- In the Elgin Chantrell area of South Surrey, this school serves one of the most affluent neighbourhoods in the region. It has strong academic results, modern facilities, and feeds into Earl Marriott Secondary.

Rosemary Heights Elementary -- Located in the Morgan Creek area, this is a newer school with excellent facilities. It's popular with families moving to the Grandview Heights and Morgan Creek developments. The school has a strong parent advisory council and good extracurricular programmes.

Pacific Heights Elementary -- Another solid choice in South Surrey, near 152nd Street and 20th Avenue. It feeds into Elgin Park Secondary and has a good reputation among families in the area.

Private Schools

Southridge School -- This is the flagship private school in South Surrey. Located in the Morgan Creek area, Southridge offers Junior (K-7) and Senior (8-12) campuses on a beautiful 10-acre property. Annual tuition runs approximately $24,000 to $27,000. The school has outstanding university placement rates and a strong emphasis on character development. Competition for spots is fierce, so apply early -- many families apply in Kindergarten.

White Rock Christian Academy -- A smaller private school option with tuition around $8,000 to $12,000 per year. It offers a faith-based education with smaller class sizes (typically 15-20 students). Located on 24th Avenue near the White Rock/South Surrey border.

Star of the Sea Catholic School -- On Roper Avenue in White Rock, this small K-7 Catholic school has served the community for decades. Class sizes are small and the school has a strong sense of community. Tuition is around $5,000 to $7,000 per year for parish families.

French Immersion Options

If French immersion is on your list, you have a few options in the area. Jessie Lee Elementary in South Surrey offers an early French immersion programme starting in Kindergarten. Semiahmoo Secondary has a late French immersion track as well. Spots in early French immersion fill up fast -- register your child as soon as they're eligible, often 18 months before entry.

How Schools Affect Home Prices

I'll be straightforward: school catchment areas drive real estate prices in this market. A home in the Semiahmoo Secondary catchment can sell for $50,000 to $150,000 more than a comparable home just across the catchment line. If schools are your top priority, tell me that upfront and I'll make sure we're only looking at homes in the right catchment. Boundaries can change, so I always verify the current catchment with the Surrey School District before making any assumptions.
